The typical fee for a home inspection can differ from business to business however; the qualifications, technical experience, on- site consultation and type of report presentation will vary dramatically. What many home buyers are unaware of is that there is no state license required to be a home inspector. A person who sells pots and pans for a living can take a simple online one day instruction course and call themselves a qualified home inspector. This, of course, is ridiculous and can cause you great harm in the long run by trying to save a few dollars on the inspection of the largest investment in your life.
Our starting rate for a home up to 1500 SF is $495.00. The cost of the inspection goes up from there and is based on the size of the home. There is no extra charge for homes that are older, those in very poor condition or if the foundation is slab or raised. It is simply based on the SF size of the home. Pools are inspected and a separate report is provided for $125.00. A Spa is inspected for $ 50.00 and if there is both a pool and spa the fee is $150.00. Fees for a guest house and outbuilding inspections varies depending on the size and scope of the work but are generally significantly reduced if they are included as part of the main house inspection service.
